We do not accept deposits or payment prior to viewing the property, do not send payment to any person claiming they need payment prior to viewing!

We will never require payment via Zelle or any other electronic service prior to application and approval. If you are communicating with a 3rd party who requests payment up front, DO NOT SEND PAYMENT. Please contact us for verification of any payment request.

Be aware of Facebook and social media rental scams!


Applications are submitted electronically via our 3rd party online rental management tool, when you receive the link, the application must be filled out within 48 hours. Kansas applications include a credit check, criminal background report, and eviction history.

Any false or misleading information submitted on the application or as part of the application process will result in denial and / or immediate lease termination.

Kansas Property Requirements

We require a minimum credit score of 625, no prior evictions, no open judgments, a minimum of 3x the monthly rent in income, and no felonies or crimes against people.

  • Proof of income will be required

  • Work history will be verified

  • Tenants must purchase and maintain renter’s insurance for the duration of the lease period.

If you do not meet these requirements, unfortunately, your application will be denied.
